How we diligence the opportunity

The review starts with the buyer's mandate: geography, ticket size, hold period, yield expectation, currency preference and ability to manage construction risk. From there we compare the project against ready stock, competing launches and future tenant or buyer demand.

A good off plan investment should not depend only on market appreciation. It should make sense as a completed property, with a clear reason why future buyers or tenants will care about that location and product.

Where investors lose money

Most weak primary purchases begin with the wrong comparison set. A payment plan can look attractive against another launch, but the real benchmark is the value of a completed, competing asset in the same micro market.

We review supply coming into the handover window, developer execution record, unit efficiency, floor premium, maintenance load, expected exit pool and whether the buyer is being rewarded enough for accepting construction risk.
